Fallout 3 and the DLCs

I got the Pointe Lookout DLC for Fallout 3 and even though I uninstalled and reinstalled the game and DLC (Well, the DLC it's a matter of deleting the bsa files and reinstalling) I can't get the DLC to work. It is not loading up the graphics from the DLC. So anything DLC related graphics wise comes out as red squares with white '!' in the middle. I use the Fallout Mod Manager and tried with and without Invalidation. Has anyone else have problems with this? Thanks!

No i haven't had any issues with the point lookout dlc or broken steel dlc ( i bought the dlc dvd).
