Business software help???

I'm helping a friend manage his (very) small plumbing business and I need help finding an inexpensive, user friendly program that will allow me to track everything. Since his primary contract is with a property management company, I need something that will allow me to see all work orders, including those waiting to be scheduled or in process, but I need to be able to cross reference them by both the management company's work order number and the tenant address. In a perfect world it would also have a billing/invoice function, but it's not an absolute necessity as long as it can summerize job/payed status.

At the moment I have access to the Correl Word Perfect package, My Invoices & Estimates Deluxe, Quicken, and Quickbooks, though there is no guarantee how new they are. The problem I keep running into with programs I find is that I have to by the company's work order number and our invoice number, and the actual bill is to the management company but it's billed to the tenant address... I hope that makes sense.

Anyway, is there a particular terminology I should be looking for other than 'accounting' or 'invoicing'?
