Windows Xp On A Windows 10 Laptop To Run Legacy Software

PLEASE help. I have a legacy software home automation software system running on a very old desktop.
The software was vever updated and the company does not exist anymore. The software interacts with all the system switches and home auto devices. The old PC is now failing and I need to replace it with a machine that runs Windows XP. What are my best options please?

 

Virtualize it. Use a physical to virtual image program to copy the system and create a VM to run it in. Might be a little tricky since XP doesn't like hardware changes.
